What is Title Insurance?

Title to a property is the foundation of ownership to that property. Obtaining title insurance is your policy against loss if a future claim against ownership is made. This might occur for reasons such as fraud, liens, forgery, or other defects in title that are somehow hidden from even the most diligent title search. It is a unique type of insurance that requires a one-time premium payment.

Why Do I Need To Obtain Title Insurance When Purchasing a Property?

Aside from the fact that it makes good sense to purchase title insurance to protect your own investment in what is for many people the most significant purchase of their lives, a residential home, a Lender’s Title Insurance Policy is often required by the bank or mortgage company that is providing the financing for your purchase. Therefore, it is usually impossible for the average person to purchase a home without at least obtaining a title insurance policy for their lender. Because the additional cost to obtain an Owner’s Title Insurance Policy at the same time that one is obtaining a Lender’s Policy for the bank or mortgage company is nominal, there is no good reason for a Buyer not to obtain for themselves the coverage and protection provided by an Owner’s Title Insurance Policy.

While there is nothing wrong with a title agent who is affiliated with either the lender or real estate agent providing title insurance to the buyer, they are not an independent party who does not have an interest in the transaction as is Lehigh Valley Settlement Services, LP. As an independent agent, Lehigh Valley Settlement Services, LP, when hired by the buyer, works solely and only for the buyer with a legal and ethical obligation to provide objective and independent representation and services. Therefore, you can rest assure that the review of the title to property will be done thoroughly and with your best interest in mind.
